How Much Does It Cost for a Roof Replacement in Brunswick County?
If your roof is aging, leaking, or showing signs of storm damage, one of your first questions is probably: How much does it cost to replace a roof in Brunswick County?
There isn’t one price that applies to every home. The cost of a roof replacement depends on the size and complexity of the roof, the materials you choose, the condition of the existing roof, and how the new roofing system is installed.
For Brunswick County homeowners, there’s another important factor to consider: whether to upgrade to a FORTIFIED Roof™. While a FORTIFIED roof can involve additional requirements compared with a standard roof replacement, eligible homeowners may have access to grants, supplemental funding, and financing options that can help offset some of those costs.
What Affects the Cost of a Roof Replacement?
Two homes of similar size can have very different roof replacement costs.
A simple roof with a moderate pitch may require less labor and material than a home with multiple rooflines, valleys, dormers, steep slopes, or difficult access. The roofing material itself also makes a significant difference.
Some of the biggest factors that can affect your roof replacement estimate include:
- Size and pitch of the roof
- Number of valleys, dormers, penetrations, and rooflines
- Architectural shingles, metal, or another roofing material
- Removal and disposal of the existing roof
- Condition of the roof decking underneath
- Flashing, vents, underlayment, and other roofing components
- Jobsite accessibility and coastal logistics
- FORTIFIED Roof™ installation and documentation requirements
Because so many variables are involved, an in-person roof evaluation is the best way to determine what a replacement will actually cost for your home.
Does Roofing Material Affect the Price?
Yes. Your choice of roofing material can have a significant impact on the overall project cost.
Architectural shingles are a popular option throughout Brunswick County because they provide a balance of performance, appearance, and affordability. Metal roofing typically requires a larger upfront investment but can provide a long service life and strong performance in coastal environments when properly installed.
Installation Matters Just as Much as the Material
Choosing a quality roofing product is important, but the material itself is only one part of the system.
The roof deck, underlayment, flashing, fastening methods, roof edges, ventilation, and installation quality all contribute to how well your roof performs—especially in a coastal environment exposed to high winds and wind-driven rain.
What Is a FORTIFIED Roof™?
A FORTIFIED Roof™ is designed to provide greater protection against severe weather than a roof built only to standard requirements.
Rather than focusing exclusively on shingles or metal panels, FORTIFIED strengthens the roofing system through enhanced installation methods. These can include a sealed roof deck to help reduce water intrusion, stronger deck attachment, enhanced roof-edge protection, improved fastening methods, and additional attention to areas vulnerable during storms.
FORTIFIED Roof™ Grants Available to Eligible Brunswick County Homeowners
Depending on your insurance policy and property location, you may qualify for one of three programs offered through the North Carolina Insurance Underwriting Association (NCIUA) or North Carolina Joint Underwriting Association (NCJUA).
Strengthen Your Roof — Up to $10,000
The Strengthen Your Roof (SYR) program focuses on eligible homes in higher-risk coastal wind zones, including many of Brunswick County’s barrier island communities.
Qualifying homeowners may receive up to $10,000 toward FORTIFIED roofing upgrades. Homes in communities such as Oak Island, Holden Beach, Ocean Isle Beach, Sunset Beach, and Bald Head Island may fall within eligible areas depending on the property’s location and insurance coverage.
Strengthen Your Coastal Roof — Up to $6,000
The Strengthen Your Coastal Roof (SYCR) program is designed for eligible coastal homeowners in areas that include many mainland Brunswick County communities.
Qualifying homeowners may receive up to $6,000 toward eligible FORTIFIED roofing improvements. Homes in areas such as Leland, Shallotte, Southport, and other coastal mainland communities may qualify based on location and insurance eligibility.
Stronger Roof Grant — Up to $6,000
The Stronger Roof Grant is offered through the NCJUA for qualifying policyholders in eligible areas above the Intracoastal Waterway.
Eligible homeowners may receive up to $6,000 toward the installation of an IBHS FORTIFIED Roof™.
What If Your Roof Grant Doesn't Cover the Full Cost?
This is an important part of the conversation because a primary grant may not cover the entire cost of upgrading to a FORTIFIED Roof™.
Eligible homeowners may have additional options through the Clean Energy Fund of the Carolinas (CEFC) to help address the remaining project cost.
Clean Energy Fund Supplemental Grant — Up to an Additional $5,000
The Clean Energy Fund of the Carolinas offers income-based supplemental assistance for qualifying homeowners who need additional help beyond their primary FORTIFIED roof grant.
MOcean’s current grant guide states that eligible homeowners may receive up to an additional $5,000 toward remaining FORTIFIED Roof™ replacement costs. Eligibility includes being a recipient of an eligible NCIUA/NCJUA roof grant and having household income at or below 200% of the federal poverty level. Income limits vary by household size and current federal guidelines.
The Clean Energy Fund also describes its supplemental grant as a way to help income-qualified homeowners address the gap between their primary grant and the remaining cost of a FORTIFIED roof.
Carolina SURE FORTIFIED Roof Loan
For homeowners who still have remaining eligible costs after grant funding is applied, financing may also be available through the Carolina SURE FORTIFIED Roof Loan from the Clean Energy Fund of the Carolinas.
MOcean’s grant guide describes this as a low-interest subsidy loan available to qualifying homeowners approved for an eligible NCIUA/NCJUA FORTIFIED roof grant. It is designed to help finance remaining eligible FORTIFIED roof replacement costs after grant funding is applied.
The Clean Energy Fund also offers FORTIFIED roof financing and states that its residential loan programs have no minimum FICO score requirement, although homeowners must meet other program eligibility and underwriting requirements.
How Could the Programs Work Together?
For an eligible homeowner, the cost of a FORTIFIED roof doesn’t necessarily have to be approached through one source of funding.
Depending on eligibility, a homeowner may be able to begin with a Strengthen Your Roof, Strengthen Your Coastal Roof, or Stronger Roof Grant and then explore whether supplemental assistance or Carolina SURE financing is available for eligible remaining costs.
Because each program has its own requirements, homeowners should confirm eligibility and approval before beginning their roof replacement.
How Do You Get an Accurate Roof Replacement Estimate?
A professional roof evaluation allows the contractor to measure the roofing system, assess its condition, identify visible damage, discuss material options, and determine what will be required for the replacement.
For homeowners interested in FORTIFIED, it’s also an opportunity to discuss the additional requirements and determine whether a grant or funding program may apply before work begins.
